This distinctive apartment of approximately 111 m² is located on the ground floor at the corner of Holbeinstraat and Murillostraat, in one of the most unique neighborhoods of Amsterdam-Zuid.
The apartment, accessible via a private entrance, has a very spacious living room with lots of light and windows thanks to its unique corner location. There is also access to the terrace on the street side.
At the rear is the master bedroom with French doors opening onto the adjoining garden. The house has a separate kitchen, also located at the rear, a second bedroom at the front, a spacious bathroom, and a separate toilet.
Single-story living in one of Amsterdam's most beautiful neighborhoods.
A tour
The private entrance opens onto a spacious hall. The living room, with a width of over 9 meters and its corner location, creates the proverbial wow effect. The five large windows, the southern sun exposure, and the three double French doors to the adjoining terrace complete the atmosphere in this characteristic home. Due to the size of the living room, the space can be naturally divided into a dining and living area.
The master bedroom and kitchen are located at the rear, both with access to the garden. The master bedroom has a walk-in closet and French doors to the garden. The kitchen is equipped with various built-in appliances and has a door to the garden. The bathroom and separate toilet are located in the middle of the apartment. The bathroom has a walk-in shower, bathtub, double sink, (second) toilet, and a closet for a washer and dryer. The second bedroom is located on the street side and is spacious. If desired, it is possible to move the kitchen to the living room in order to create a third bedroom.
The outdoor space
The apartment has two outdoor areas. A small Rear garden north with a view over the green inner gardens. A spacious and particularly beautiful terrace facing southeast, which can be accessed via three French doors from the living room. Here you can enjoy the sun in summer.
The neighborhood
The house is located in the beautiful, quiet Oud-Zuid neighborhood, just behind Beethovenstraat. Here you will find numerous renowned clothing stores, various delicatessens, and supermarkets. On Fridays, there is a local food market on Minervaplein. Beatrixpark, Vondelpark, Museumplein, and De Pijp are also within walking distance. There is ample parking in front of the door. The Vondelpark and Beatrixpark are ideal for sports and recreation. The Swift soccer club with padel courts is nearby. In addition to all these amenities, there are also many national and international primary and secondary schools in the neighborhood.
Parking facilities
In this district, it is possible to apply for two parking permits. Parking is possible via a permit system on public roads (permit area Zuid 2.2). A parking permit for residents costs €142.20 per 6 months. Currently, the Local authority does not have a waiting list for this permit area. (Source: Cition, May 2022).
Accessibility
The apartment is easily accessible by car via the S108 and S109 from the A10 ring road. Thanks to its favorable geographical location in the city, Schiphol Airport, among other places, can be reached within 16 minutes by car.
Various public transport facilities can be found in the vicinity. There are several tram and bus stops on Minervaplein and Beethovenstraat. Amsterdam Zuid station is a 5-minute bike ride away.

The deciding factor in choosing to live here was undoubtedly the location of the house and all the light. We fell in love with the beautiful neighborhood with its wide sidewalks, low houses, and many trees. We enjoy living on the ground floor, the French doors opening onto the terrace and garden, and the peace and quiet, even though we are only a 10-minute walk from Museumplein or a 5-minute drive from the Amsterdam ring road.
Our favorite places in the house are: the terrace in the morning sun, the bay window in the afternoon with a newspaper, cocktail hour outside on the sidewalk in front of the house, and during warm summers, the garden to enjoy the peace and coolness.
This neighborhood is characterized by being a small village within the city of Amsterdam. It has a mix of young and old and lovely people who are there for each other. Every year, a neighborhood barbecue is organized, and around 80 people (including children) gather outside. It is a very pleasant neighborhood to live in. You are close to nice shops, cafes, and restaurants on Beethovenstraat and Cornelis Schuytstraat, but also in De Pijp or in the city center. In the summer, we often get ice cream after dinner at IJscuypje on Beethovenstraat. What we will miss most is the large living room with all its windows and the corner location with its panoramic view. Fortunately, we don't have to miss the neighborhood. We wanted to stay here and are now moving diagonally across to Holbeinstraat.”
