De Koopman
The heirs engaged our office to advise them on the sale. Their property on Keizersgracht has a long history and its own unique character. For the family, the house has many aspects and facets, which is why they asked for our advice beforehand. This file covers almost everything that I find interesting as a real estate agent, such as structural issues, the division of a Land Registry details , registration, the environment, renovation, subsidies from the national government, and possibly the replacement of the foundation.
During this process, we gave the family full access, and I got to know the property thoroughly. I see it as a beautiful canal house, originally built as a merchant's house with a garden house, to which a double rear house was later added, making it unique.
It is a special property with various uses and offers a wonderful opportunity for the future buyer. I expect that to be a developer or investor, although a family looking for a lot of space is not out of the question. Ultimately, the market will decide.

Design vision

Merchant's house with monuments Number .
This elegant merchant's house dates from 1680 and is part of the fourth extension of the canal belt. It was commissioned by Laurens Wittebol, a real estate agent and merchant. He also commissioned the neighboring buildings 501 and 505, which together with 503 form a magnificent row of three buildings with gabled facades. Until well into the eighteenth century, the three buildings remained in the same hands.
At the end of the nineteenth century, this building underwent a major renovation. Among other things, the front steps were demolished and the entrance was brought down to canal level. In the same period, the three-story rear house was added. Later, the buildings at Keizersgracht 503 and 505 were merged on the ground floor. Upon sale, the plot layout 503-505 will be restored.
Special features of 503 include a fresh water reservoir under the hallway and the striking neck gable. This is decorated with a floral motif and coats of arms are depicted on the frame-shaped pediment.

Ground floor

The entrance at canal level leads into a hallway with marble tiles, which at the rear of the building provides access to the sunny courtyard garden. There is a room at the front and a back room overlooking the patio. At the end of the nineteenth century, a three-story rear extension was added, with a pleasant garden room on the ground floor. Another characteristic feature of this merchant's house from the Golden Age is the cellar, with the added bonus of an original fresh water reservoir under the hallway.

The first floor
This floor is approximately four meters high and has three windows facing the canal. The windows open with monumental espagnolettes. The Rococo-style fireplace also contributes to the elegant appearance. The front facade faces south. This means that the sun's rays falling on the water in the canal are reflected through the windows onto the ceiling. This gives the room a beautiful light. At the rear, again facing the courtyard, previous owners took advantage of the height by constructing a mezzanine. This has created a cozy, pleasant sleeping area with its own bathroom. In the rear house is a separate studio with French doors opening onto a balcony with evening sun in the garden. The studio has a pantry and a bathroom with shower.

The second floor

The high ceiling on this floor also creates a particularly spacious effect. The front part of this floor houses a separate living unit with a front room with a fireplace and a bedroom at the rear. There is a kitchen between the bedroom and the living room. The rear part of this floor has a separate, attractive studio with two windows offering a view of the garden. This studio also has its own kitchen and bathroom.

The third floor
Just like on the second floor, there is a separate unit in the front part of the house. It consists of a living room, a bedroom, a simple kitchen, and a bathroom with a bathtub, sink, and toilet in the middle. The entire unit has a Floor area approximately 62 m² and a standard layout.

The fourth floor
This floor in the main house is divided into two studios of approximately equal size with attics, measuring 20 m² and 23 m² respectively.
The property is currently divided into independent apartments and studios.

The outdoor space

One of the attractive features of this canal house is the beautiful inspection garden. An oasis in the city center, located precisely where the gardens between Keizersgracht and Herengracht are at their widest, with the least amount of buildings. At the rear lies the Golden Bend with its extra-large and imposing buildings.
The part of the garden behind Keizersgracht 503 and 505 has until now been used as a communal garden for both properties. At the rear is a garden shed spanning the width of the two plots. In accordance with the current boundary, the plots will be Land Registry details . The garden shed will be Sold Number and a section of the garden belonging to 505.

The Lookout

Over the years, many cinemas have come and gone in Amsterdam, but Filmtheater De Uitkijk is still going strong! The building at Prinsengracht 452 has had an eventful history, starting out in 1912 as City Bioscoop, when it was converted from a 17th-century warehouse. In 1929, the Filmliga took over the cinema and changed its name to Filmtheater De Uitkijk. This was the very first avant-garde film theater in the Netherlands. Since 2007, De Uitkijk has been a sister project of the Kriterion organization and is run by a group of thirteen students.

Two Story

Two Story was born out of the belief that art is for everyone and that contemporary art does not have to be distant or intimidating. The founders transformed a historic canal-side building into a two-story combination of gallery, design store, and café that feels like a real home. Their vision revolves around creating that Sunday Morning Feeling, with the smell of fresh coffee, soft music, and art that blends into the daily rhythm. For the design, they collaborated with Copenhagen-based Atelier Axo, known for their spatial storytelling and sense of balance between old and new. The atmosphere is warm and accessible, a place where nostalgia and innovation come together in an environment that makes art feel natural.
