The heirs engaged our office to advise them on the sale. Their property on Keizersgracht has a long history and its own unique character. For the family, the house has many aspects and facets, which is why they asked for our advice beforehand. This elegant merchant's house dates from 1680 and is part of the fourth extension of the canal belt. It was commissioned by Laurens Wittebol, a real estate agent and merchant. He also commissioned the neighboring buildings 501 and 505, which together with 503 form a magnificent row of three buildings with gabled facades. Until well into the eighteenth century, the three buildings remained in the same hands.
At the end of the nineteenth century, this building underwent a major renovation. Among other things, the front steps were demolished and the entrance was brought down to canal level. In the same period, the three-story rear house was added. Later, the buildings at Keizersgracht 503 and 505 were merged on the ground floor. Upon sale, the plot layout 503-505 will be restored.
Special features of 503 include a fresh water reservoir under the hallway and the striking neck gable. This is decorated with a floral motif and coats of arms are depicted on the frame-shaped pediment.
The entrance at canal level leads into a hallway with marble tiles, which at the rear of the building provides access to the sunny courtyard garden. There is a room at the front and a back room overlooking the patio. At the end of the nineteenth century, a three-story rear extension was added, with a pleasant garden room on the ground floor. Another characteristic feature of this merchant's house from the Golden Age is the cellar, with the added bonus of an original fresh water reservoir under the hallway.
The first floor
This floor is approximately four meters high and has three windows facing the canal. The windows open with monumental espagnolettes. The Rococo-style fireplace also contributes to the elegant appearance. The front facade faces south. This means that the sun's rays falling on the water in the canal are reflected through the windows onto the ceiling. This gives the room a beautiful light. At the rear, again facing the courtyard, previous owners took advantage of the height by constructing a mezzanine. This has created a cozy, pleasant sleeping area with its own bathroom. In the rear house is a separate studio with French doors opening onto a balcony with evening sun in the garden. The studio has a pantry and a bathroom with shower.
The high ceiling on this floor also creates a particularly spacious effect. The front part of this floor houses a separate living unit with a front room with a fireplace and a bedroom at the rear. There is a kitchen between the bedroom and the living room. The rear part of this floor has a separate, attractive studio with two windows offering a view of the garden. This studio also has its own kitchen and bathroom.
The third floor
