In the South, there are several buildings with spacious apartments designed by Engineer Warners, including a distinctive building on the corner of Apollolaan and Olympiaplein. I have known this building for years and advised on its purchase at the time. Within the complex, this apartment is one of the finest residences. It is located on the top floor, with an additional level featuring a beautiful sheltered terrace accessible via an internal connection. Architecture
F.A. Warners, son of a contractor, was an innovative and visionary architect. In the early 20th century, large European cities like Paris, Vienna, and Berlin were already constructing apartment complexes. In the Netherlands, people still adhered to the traditional housing types with basements, raised ground floors, and upper houses. Warners broke away from this pattern when he built Huize Loma in 1914 on De Lairessestraat in Amsterdam Oud-Zuid. In the residences of this complex, all rooms, including those for staff, were situated on one floor. Warners called this type of housing an ‘etagehuis’; later, something like this would be called an apartment building or complex. Financing the construction of etagehuizen was challenging. Almost no one dared to invest in such a project. Therefore, Warners, along with his father-in-law, the publisher Allert de Lange, and David Voûte, founded the N.V. Amsterdamsche Maatschappij tot Exploitatie van Etagewoningen (A.M.E.E.). For a new construction project, shareholders were sought who had the right to occupy a home, as with EtageHuis Schouwenhoek, designed in 1937 as a modern building. It used steel, concrete, elevators, and shared facilities. Spacious apartments were also created in this building. Several of Warners’ family members moved in from the outset. It is said that Warners went into hiding during the war on the fifth floor of the building. The building had a sleek appearance for its time, with slender steel frames and brickwork that fit within the Modernist movement. Warners demonstrated functionally that he was keeping up with his time, and perhaps even ahead of it. The building aligns with Berlage’s urban planning philosophy and Plan Berlage, completing the architectural unity of Apollolaan and Olympiaplein with an extra-high roof as an accentuation.

The living space here is generously designed. Firstly, there is a sunlit kitchen facing south. What tempted residents to move here
The previous owners specifically chose this property after a lengthy search. They couldn’t resist the appeal of this home due to the light, the elevator, and the outdoor space. The potential obstacle of the terrace not being internally accessible via stairs was resolved by installing an internal lift. Ultimately, the rooftop terrace turned out to be a much bigger surprise than just an outdoor area. It was used almost year-round.
Additionally, it was envisaged beforehand that the upper studio, which has separate access, would be ideal for home care. This turned out to be necessary for many years, enabling them to stay here for an extended period. The question of whether this neighborhood would suit them was quickly answered. The Olympiaplein, with a French bakery and a cheese shop, offers numerous possibilities, and the Concertgebouwbuurt is nearby with many dining options, music, and museums. All of this being within walking distance makes living in this unique building a wonderful experience.
