Co-creation and sale of mixed-use project the IJ.

KAAP is located on the banks of the IJ river in Amsterdam North. It is a mixed-use project living, working, and recreation come together in five multifunctional buildings. The new-build specialists at Broersma Werken Wonen joined the project as a consultancy partner during the development phase. With only the sketches in hand, we were approached by Amvest and COD to put this living and working experience on the map and optimize sales results. With expertise in both residential and commercial real estate under one roof, Broersma was the ideal partner.

From sandy plain to dream location. 

When Amvest approached us, KAAP was nothing more than a sandy expanse surrounded by commercial buildings. We asked ourselves who we saw as potential buyers here and identified the target group. We then aligned these findings with the apartments to be built. We studied the sightlines and sunlight exposure and proposed adjusting the location of the living room accordingly. The residences the best views and the most hours of sunlight were enlarged to increase their value. We distributed the more compact apartments across the remaining locations. In this way, we tailored the offering to the expected demand. The aim was to maximize the return.

Successful area marketing and phased sales.

In addition to optimizing the housing typology, we proactively advised putting this location in Buiksloterham on the map as a promising residential area. We also advised selling the apartments in phases. This strategy ensured that the residences sold residences and that the sales prices were optimized in the meantime.  

Knowledge of appropriate work solutions.

Broersma Werken was Broersma Werken for the commercial spaces. Thanks to our daily contact with entrepreneurs looking for suitable work solutions in Amsterdam, we know what drives, motivates, and entices them. We used this knowledge for an extensive target group analysis and price advice. This was followed by the sale.
