De Kaaij.

On the Tolhuiskanaal in Amsterdam-Noord, Multi Corporation and MOS developed a modern residential project: De Kaaij. Ten apartments of approximately 70 m², designed for today’s urban lifestyle. All residences now residences Sold, even before completion in November 2025. This project the result of close collaboration between the developers, the architectural firm Prosman de Wit, and Broersma New build. With a shared ambition: a compact residential building of high quality, suited to the location and the target audience.

Living with a boat on your doorstep

Broersma became involved early on, during the sale of the project site on behalf of another developer. The connection with MOS and Multi Corporation was immediate. What followed was an intensive collaboration in sales, marketing, and the further development of the plan. Broersma provided advice on the target audience, positioning, and housing concept, came up with the project name De Kaaij, and developed a strategic plan aimed at young, international urbanites.

One of the most striking features of De Kaaij is the shared boat for residents. This means that the location on the Tolhuis Canal is more than just a view; the water is an active part of daily life. Starting in April 2026, a sloop will Available to all homeowners’ association members for a period of two years. The boat is moored at De Kaaij’s private dock. Broersma recognized the added value of this feature early on. Not only as a practical amenity, but above all as part of the residential concept: a way to connect residents with one another, with the water, and with the unique surroundings of Amsterdam-Noord.

Design with vision

The design by Prosman de Wit Architects stands out thanks to its distinctive façade and variety of housing types. At the front, the building opens onto the water, while at the rear there is a sheltered park. Inside, voids, mezzanines, and unusual ceiling heights give each apartment its own unique atmosphere and layout. 

These floor plans were developed in consultation with Broersma. As a real estate agent, Broersma is in daily contact with people looking for housing. This knowledge of the target group was used to enrich the design, from the layout of the entrance to the choice of materials. The distribution of the number residences also adjusted. Twelve apartments could have been built, but ten were chosen instead. This resulted in more space per home and higher quality for residents.

From orientation to purchase

For buyers, De Kaaij was not just a standard new-build home, but an apartment with character, a smart layout, and an eye for detail. The spacious floor plan, the location on the water, and the well-thought-out architecture appealed to the imagination. Broersma guided interested parties through the orientation and purchase process with clear information, good accessibility, and convincing visualizations. This combination inspired confidence and enthusiasm.

A blueprint for new urbanism

De Kaaij proves what is possible when developers, architects, and real estate agents work together from the outset. All residences Sold completion to a diverse group of residents. The core consisted of young adults between the ages of 20 and 35, but cultural and entrepreneurial couples were also attracted to the project.
