KAAP has been realized on the northern banks of the IJ in Amsterdam-Noord; a unique urban ensemble consisting of five distinctive buildings designed by renowned architects. Here, architecture, landscape, and water come together in a dynamic area that is rapidly developing. KAAP forms a new, vibrant place on the IJ where living, working, and recreation converge.

The Blanc building was designed by NEXT Architects. It is a sturdy and refined building with an industrial look. A bright office space of approximately 147 m² GFA is available for rent on the ground floor. The office has high ceilings, large windows, and sliding doors to a private outdoor area facing southwest. The space will be fully finished according to a design by TANK, using high-quality materials to create a tasteful whole. It features a contemporary kitchen, a well-maintained toilet area, and walls with a combination of sleek paintwork and tiling. The office space will be delivered with a sustainable thermal energy storage system that can heat during the heating season and cool on hot summer days via the floor.

Building

KAAP is an urban ensemble designed by three renowned architectural firms: Orange Architects, Powerhouse Company, and Next Architects. Each firm has contributed its own signature to the layered nature of the plan, in which the industrial past and future of the area are harmoniously interwoven. The ensemble consists of the YORK, VERDE, BLANC, HORN, and COAST buildings, each with its own character and architectural identity.

Blanc, designed by Next Architect, is a powerful industrial building with a refined soul. The building exudes the rich history of its location, where concrete symbolizes its robust past. The façade is subtly transformed by a golden glow; a play of light that brings the building to life when the sun shines on it. This warm radiance marks the transition from the past to the present in an enchanting "golden hour."

With breathtaking views of the IJ river and a design that is both bold and light-hearted, Blanc is an architectural beacon; contemporary, yet rooted in history. A place where time moves and the light constantly tells a new story.

Outdoor space

At the rear of the space is a cozy outdoor area, ideal for sitting outside for a cup of coffee, lunch, or a drink. With its southwest location, you can enjoy plenty of afternoon and evening sun while looking out over the ever-changing panorama of the IJ. A place that radiates tranquility, but is also full of life.

Neighbourhood + hotspots

Buiksloterham is undergoing a remarkable transformation, from an industrial business park to a vibrant, circular urban district where living and working come together seamlessly. The 2020 investment memorandum provides a clear picture of the plans for new residences, green spaces, commercial activity, and sustainable developments.

The northern bank combines tranquility with liveliness. The space, light, and movement of the water are palpable. Soon, the Oeverpark will be built here: a green walking path along the IJ. Hotspots such as Bacalar and Café Cress give the neighborhood extra flavor and atmosphere. An area in motion; raw, open, and inspiring.

Part of KAAP is the pavilion, a lively catering concept that is open all day, from lunch to drinks and dinner. On the spacious terrace, with sweeping views and plenty of evening sun, you can enjoy the moment in peace and quiet.

Accessibility

De Grasweg is easily accessible by bicycle, car, and public transport. There are two ferries in the immediate vicinity that sail to the center of Amsterdam. The Distelweg ferry is only a one-minute walk away. The Buiksloterweg ferry is a five-minute bike ride away and offers a direct connection to Amsterdam Central Station.

The A10 ring road can be reached within 15 minutes by car.

Within walking distance are the Mosplein and Atatürk stops for bus lines 35 and 36, which connect to the Noorderpark metro station, where the North/South line departs. In addition, there are stops in the vicinity such as Klaprozenweg for bus lines 34, 35, 391, and 394, which go to other parts of Amsterdam North.

In the former Gouden Reaal, Chef Thomas Demuth, as a partner of the Caron Family, introduces restaurant Tannay. Boon & de Koot

Following the success of Zoldering, chef Thomas Bron, wine importer Joost Clarijs, and sommeliers Job Seuren and Wout Jans opened Boon & de Koot, an accessible wine bar in the Zeeheldenbuurt neighborhood, without compromising on quality. The menu starts with hearty snacks such as oeuf mayo with roasted garlic and lovage, cleverly served so you can eat it in one bite. This is followed by refined starters such as raw sea bass with beurre noisette and calamansi or a coarse steak tartare with radicchio and anchovies. The real showstopper is the dish of roasted peas with tomatillo, olive, and egg yolk, a perfect interplay of smoke, freshness, and creaminess. Inside, there is a French bistro atmosphere, while outside, the terrace with marble tables and burgundy chairs invites you to linger for another glass.

We Bar Vindict

Richard Dietz (39) and Roderick Meijer (35) of Vindict are passionate about wine. With two successful wine shops to their name, they have now opened the Vindict wine bar together with chef Samir Doueiri (56) and sommelier Jan-Jaap Altenburg (31). The bar, made from acacia wood from the Dassemus vineyard in Chaam, exudes warmth and authenticity. Enjoy accompanying dishes, such as escargots with garlic and herb butter or Dutch shrimp cocktail with avocado and lemon, freshly prepared by chef Doueiri.  The wine list features a selection of more than fifty wines served by the glass and more than eight hundred wines by the bottle. You can also do a tasting or order a blind wine in a black glass for €7.50. If you correctly name the grape, the glass is on the house.

Corner store

The Corner Store, a new gem in Noord, is located on Papaverweg and is run by the team behind De Klaproos and De Binnenvisser, among others. Based on music bars like those you see in Japan, it has cabinets full of records. This gastrobar offers music, natural wines, and a menu based on local ingredients but prepared with Asian flavors. Be sure to try the house aperitif of yuzu and sake.

Café Keppler

Café Keppler is a traditional neighborhood café in Amsterdam-Noord. It is named after the former director of the Local authority Housing Service Amsterdam, Arie Keppler, and is appropriately located in one of the beautiful buildings in the Van der Pek neighborhood, one of the garden cities built on behalf of Keppler. The food at Keppler is all homemade. You can come here for the best omelets in Amsterdam, but also delicious snacks and dinner in the evenings. The bread is homemade and the coffee is roasted in-house, and you can taste that. The products are also for sale in the shop next to the café.

Treasure Depot on Van der Pekstraat is the place to go for genuine secondhand treasures. After 15 years of selling at various markets, owners Emmanuelle and Frank decided it was time to open a real store. Vindict wine

In 2007, Vindict started as an online wine shop. Five years later, in 2012, they opened their first physical store on Elandsgracht in the center of Amsterdam. In December 2022, they welcomed their second location in the new Aan het IJ district in Amsterdam North. Vindict distinguishes itself with a strong focus on European wines, and the store even has a shop-in-shop by Bob Wijn, specializing in Dutch wines. With around 100 Dutch and 700 international wines, Vindict offers a varied selection for wine lovers.

The hidden little shop Chateau Karlito on Van der Pekstraat mainly sells natural wine, but also sake, carpets, ceramics, and much more. Named after its owner Karlijn, this is a place where you can taste, see, and listen to many beautiful and delicious things, including jazz, excellent sake, and coffee.
