The apartment is located in the South district, in the most sought-after and quiet part of De Pijp. De Pijp was developed at the end of the 19th century to provide housing for newcomers who moved to the capital for work. In 1886, Freddy Heineken's father opened the Heineken Brewery here. The first workers' houses, around the Albert Cuypstraat, were built quickly and cheaply. Later, towards the Diamantbuurt, houses in the Amsterdam School style were added by Berlage. It is said that the neighborhood got its name from the long straight streets that resemble a pipe.
De Pijp is known for its vibrancy and cozy dining establishments, all within walking distance. The Albert Cuyp Market and Sarphati Park define the dynamic of De Pijp. Artists and writers such as Piet Mondrian, Carel Willink, and Gerard Reve lived and worked here. The lively, mixed population brought many cafes and eateries to the neighborhood. Today, the area is known as the Quartier Latin of Amsterdam, still bustling with diverse restaurants such as Brut de Mer for champagne and oysters, the Italian Impero Romano, and the French Arles or Caron. Notting Hill
Beautiful are the streets that connect Sarphatipark and the Amstel. Every time I bike through them, I am embraced by the urban coziness. Such as charming cafes, specialty shops, and of course, the Albert Cuyp Market. This apartment is situated with its entrance on the southwest corner, thus having a sunny stoop. A delightful spot to watch the Amsterdammers pass by.
I got to know the current residents through Olivier from A Studio Named Four. He is responsible for the material choice and finishing of the apartment. In beautiful Japandi style, he has created a special living environment, resulting in a balanced and very atmospheric ground-floor apartment. The apartment was also featured in Scandinavian Living Magazine.
This apartment fits well within our portfolio, and we are curious to see who the new resident will be.

Design Vision
The property is part of a construction unit, originally built as three residential houses on Hemonystraat, commissioned and located north of the newly laid streets, Jan van der Heijdenstraat and Govert Flinckstraat, on behalf of Peereboom and Van der Sande. This took place in the late 19th century.
The construction period of this time falls within the Neorenaissance, the most popular architectural style in the second half of the 19th century. Here, the Dutch Renaissance from the 16th century was reinterpreted. Characteristic of the Neorenaissance are the horizontal, natural stone layers between the brickwork. The historical sentiment was now even more powerfully emphasized by being even more exuberant with the decorations. This also applied to shops, which wanted to stand out to attract customers.
From the archives, it appears that the current function as a residence was assigned in 1991. Before that, it was a cigar shop, as evidenced by requests for facade advertising. The division dates back to 2004, and in 2017, the property was modified, with the old garage added. This part has also been re-foundationed, a number of light wells were added for daylight access, and it was deepened. Also, the rooftop terrace was added at that time.
The former retail space is now completely converted into a residence, and the foundation has also been renewed with concrete piles. Internally, it has recently been completely renovated and everything is renewed. This is visible and tangible in the apartment; everything is in balance, serious thought has been given to it. The personal input of the owners, combined with Olivier from A Studio Named Four, has delivered this beautiful ground-floor apartment.

Living and cooking
The entrance features a private stoop with two steps and a vestibule with high steel doors fitted with glass. The luxurious kitchen, in a corner setup with a sink island and a bar, is executed in matte black with a sand-colored/terracotta countertop. The built-in appliances, including a wine cooler, dishwasher, freezer, refrigerator, and a sturdy brass faucet with cooking function, provide a complete unit with plenty of storage space.
A built-in bench with storage underneath also defines the dining area in the right place in the house, large enough for eight people. A step in the floor leads to the living room, which is sheltered and private. Here, a custom-made cabinet with ample storage space and room for art has been installed. The living room features a beautiful herringbone floor of Burgundian oak and panel radiators, together with the dimmable recessed spotlights, this is a delightful space to relax.
From the living room, there is direct access to the recently landscaped rooftop terrace, which, at 20 m², forms a significant extension of the property. The sun is here in the morning and around lunchtime. Thanks to the built-in bench, it feels like an extra room. Furthermore, there is a spacious guest toilet with an elegant marble fountain and again a solid brass faucet and accessories.

Sleeping and bathing
Three bedrooms with generous dimensions. The first bedroom is used as a workspace/studio and features a custom-made desk with drawers and built-in spotlights above it. The middle room is spacious, equipped with built-in spotlights and custom-made closets. There is ample space for a large double bed. In the hallway, closets are made for clothing, as well as space for the washer and dryer. The technical room houses the central heating and mechanical ventilation systems.
The bathroom is a serene space, executed in beige tones with golden Vola faucets. Here is a uniquely designed double sink, carved from a single piece of marble, with elegant mirrors above it. The walk-in shower is extra wide and equipped with a drain and a rain shower. The whole exudes style with the small Japanese tiles and large floor tiles with underfloor heating.
Noteworthy in the master bedroom is the height and the walk-in closet. A delightful room where a fixed dressing table with drawers has been made. The sleeping floor is cool because a part of it is below ground level. There is a beautiful herringbone floor that gives the whole unity.

Accessibility
The property is located in the Oude Pijp, a centrally located part of Amsterdam near the Sarpahtipark, Van Woustraat, Albert Cuyp market, and close to the Utrechtsestraat, among others. It is easily accessible via the S 111 and S 110 exits, providing convenient access to and from the city. There is also good access to the Amstel interchange towards the A2 and A10.
Furthermore, there is a short distance to the “De Pijp” stop of the North/South line and the train (Amstel station), tram 4 (van Woustraat), tram 3 (Ceintuurbaan), and bus (line 246).
Parking
Parking is possible through a permit system on public roads (permit area Zuid 3.1 De Pijp Noord). With a parking permit for Zuid 3.1 De Pijp Noord, you can park in Zuid-3 and Zuid-4. A resident parking permit costs €186.29 per 6 months. Currently, there is a waiting period of 5 months for this permit area. A second parking permit is not possible in this area.
