Montferland No. 4-2
We manage the sale of a diverse range of properties as an agency. As a real estate agent, this variety is very challenging and contributes to your understanding of the overall housing market in Amsterdam. Additionally, we assist not only private clients but also professional parties in the sale of real estate. In this specific case, we are privileged to assist Amstelhof Properties B.V. in the sale of their apartments on Montferlandstraat. The Veluwe neighborhood may be unfamiliar territory for some of the target audience. However, the neighborhood’s dynamics are pleasant, and the amenities are good. Along Scheldestraat and Maasstraat, you can find a variety of shops, specialty stores, and delicatessens. Furthermore, there are several excellent restaurants and cozy cafes nearby. The apartment at Montferlandstraat 4 II that our office is selling is a well-laid-out apartment with 3 bedrooms. The green surroundings and large communal courtyard provide an oasis of tranquility while being close to the urban dynamics near highways and public transportation. If you have further interest, I invite you to come by. Of course, I will tell you more about the apartment then. Hope to see you soon.

Design vision
The Amstelhof complex is an ensemble designed by architect J.F. Berghoef in 1951/1952 and constructed by the Dutch Society for Public Housing (Nemavo). During the post-World War II reconstruction period, due to scarcity of materials and financial resources, there was experimentation with new industrial construction methods. This marked a period of reconstruction architecture. In addition to various newly developed Dutch prefab building systems like the Welschen system, there was the well-established English Airey system. To adapt and implement this for the Netherlands, the Dutch Society for Public Housing (Nemavo) was founded in 1947. They employed standard sizes, floor plans, and concrete prefab components. The residential blocks are constructed using reinforced concrete floors and walls, with the facades clad in concrete panels. The ground floors (plinths) of the blocks, housing entrances with large canopies, garage boxes, and cellar boxes, are executed in red brick. The windows and roof trusses of the Airey homes are made of steel, with wooden cladding for the roof covered in bitumen. An interesting detail is that in the Netherlands (between 1949 – 1965), almost ten thousand Airey homes were built, with over half of them located in Amsterdam.
Living and cooking
The through-living room is situated on the second floor. The high ceiling combined with large windows allows ample natural daylight to enter, making the living room very bright and pleasant. There is plenty of space here for both a sitting area and dining area. What’s unique to this type of apartment is the through-living room layout, which contributes to its lightfilled character. Throughout the apartment, there is a PVC floor. The open kitchen is located at the rear, where you’ll also find the washing machine connection in a separate cupboard. The kitchen comes equipped with built-in appliances such as a 4-burner gas hob and extractor hood.
In the basement, there is a separate storage room of approximately 7 m².
Sleeping and bathing
In total, the apartment boasts 3 bedrooms. The master bedroom is situated at the quiet front side with an adjoining balcony. This room comfortably accommodates a double bed and wardrobe. The other two bedrooms are located at the rear and overlook the large communal courtyard. The smallest room also has access to another balcony. The large windows ensure ample natural daylight, making these rooms pleasant spaces to be in. The bathroom is accessible from the hallway and features a shower and washbasin cabinet.
Two balconies
Enjoying the sun outdoors is perfect here in the large communal courtyard or on one of the two balconies. The balcony of approximately 3 m² at the front of the building, adjacent to the main bedroom, faces east. Here, one can enjoy the morning sun with a cup of coffee. The second balcony, around 2 m² in size, overlooks the communal courtyard and is situated to the west. However, the large communal courtyard with clear garden etiquette remains a delightful place to relax and momentarily forget the tranquility and dynamism of the city.
