1. Broersma purchase guidance
Four phases in the provision of services
- Taking stock of the prospective buyer’s wishes and needs.
- Providing information about property that complies with the selection criteria.
- Making arrangements to view the property.
- Providing guidance during the viewing.

Phase 1 Informing and orientating
- Taking stock of the prospective buyer’s wishes and needs.

Phase 2 Giving advice
- Giving advice with regard to the overall structural condition and/or maintenance record of the property/dwelling.
- Determining the marketability and suitability of the property/the dwelling
- Giving advice on legal aspects.
- Giving advice on the negotiation tactics and strategy to be followed in the purchase negotiations.
Phase 3 Negotiations
- Giving advice with regard to the amount and with regard to the moment as to when to make the bid.
- Formulation of the bid and the ancillary conditions.
- Investigating deeds and land registry data from municipal institutions.
- Giving advice in case specific advice is to be obtained from third parties.
Phase 4 Finalization
- Entering into the purchase agreement and assisting with the formulation of the purchase agreement.
- Providing guidance when signing the contract of sale in the presence of a civil-law notary.
- Progress control and, if necessary, directing parties.
- Offering guidance with the legal transfer of title and the actual delivery.
Fees for guidance during the purchase transaction
For the overall guidance provided by Broersma Estate Agents a commission is charged related to the maximum value recommended. The amount of the commission also depends on the type of dwelling and the price range.
The commission varies between 1.20% and 1.90%, exclusive of VAT. Broersma charges a fixed fee of € 50.- per month for search costs. This fixed fee is charged to you on a monthly basis and will be deducted from the commission that is to be paid eventually.
For a partial advice Broersma charges a partial fee (0.50 tot 1.40%), depending on the case, or a fixed hourly rate. It is also possible, depending on the case, to agree to a fixed rate with a payment related to the amount which will be deducted from the asking price.
Combined rates
If a commission is combined with a follow-up commission (purchase/sale or two sales, etc.) Broersma Estate Agents will only charge a reduced fee for the second transaction.
Auction
A special fee applies for purchasing and guidance at auctions (Eerste Amsterdamse Onroerend Goed Veiling). This depends on the type of object for which advice is given.
The fees and percentages mentioned above are exclusive of VAT and are in line with the ‘Algemene Consumenten Voorwaarden’ (General Consumer Conditions) of the NVM (Netherlands Association of Real Estate Brokers and Immovable Property Experts).
2. Broersma Sales guidance
Option 1 Preliminary advice
Broersma Estate Agents will make a report of approximately 3 to 4 pages, stating its findings, advice and commission.
Option 2 Full sales guidance
Broersma’s full guidance package starts with a preliminary advice, followed by an advice on the level of the asking price, the sales strategy and the manner of presentation. Broersma Estate Agents registers your property/dwelling with ‘NVM makelaars’, ‘Funda’, ‘MVA-makelaars’ and places an advertisement on its own site.
Broersma provides a full-colour brochure and makes inquiries with the Land Registry (kadaster), Municipal Environmental (Health) Department (Milieudienst) and other municipal institutions.
For interested parties Broersma arranges the viewing, informs the prospective buyers and provides relevant information. After the viewing Broersma discusses the results with the seller. If one or more parties are truly interested Broersma Estate Agents will give advice on the negotiation strategy to be followed. Broersma Estate Agents will also give advice on the formulation of an offer with regard to the level of the sales price and the specific conditions. Broersma Estate Agents will take the necessary initiatives in the event that the sales process comes to a standstill.It is Broersma’s ambition to be/remain distinctive in the presentation of the dwellings. Potential buyers are contacted on a focus-group basis.
In case of a sale Broersma makes arrangements for the execution of the deed in the presence of a civil-law notary and also takes care of the administrative handling before, during and after the preparation of the deed of transfer of title.
Commission Full sales guidance
In case of a sale the commission is calculated over the sales price realized. Depending on the price category and the marketability of the property Broersma charges a commission between 1.20% and 1.90%, exclusive of VAT.
Broersma also offers incentive commissions; a lower percentage up to a certain proceeds and a higher percentage for the remaining part.
Option 3 Partial sales guidance
Broersma also provides advice when the seller has found potential buyers him/herself. Advice on the strategy to be followed, the negotiation, providing information to the buyers and guidance when entering into the purchase agreement and with regard to the transfer of title.
Commission Partial sales guidance
In case of Partial sales guidance Broersma either offers a reduced commission or an hourly rate.
Option 4 Exclusive
The same procedure as for Full sales guidance (see also Full sales guidance). In addition, Broersma Estate Agents also provides an exclusive presentation, by means of an exclusive brochure, direct mailing and exclusive advertisement on Broersma’s internet site.
Broersma is also a member of Qualis, a national organization of quality estate agents, specialized in exclusive dwellings. Qualis publishes the exclusive ‘Qualis magazine” and also takes care of the distribution. The costs for ‘Broersma Makelaardij Exclusief’ are, on average, € 1.250,-, exclusive of VAT. The price for Qualis and Qualis Magazine is approximately between € 1.250,- and € 2.500,-, exclusive of VAT.
3. Letting of luxury dwellings
Broersma Estate Agents Letting
Broersma gives advice and guidance with regard to the letting of exclusive property. Frequently, these dwellings have been fitted with curtains, carpets and furniture and, in general, are rented out to expats for a definite period of time. Broersma distinguishes itself especially because the company exclusive acts for, and advises our principal. If so required, Broersma will contact well over 300 intermediaries, will place the property on Funda, Pararius, MVA Makelaars and on its own site.
Commission Letting guidance
A variable commission is charged for letting guidance, depending on the property that is to be let. In principle, a fee of 8% of the annual rent is charged. This fee is increased by the statutory VAT.
4. Valuations
Broersma Estate Agents’ Valuations
Broersma employs six certified estate agents, Messrs. A.S. Postma, C.P.M. Kemp, O.P. Meeuwsen, K.J.E. Olsmeijer, E. Reijn and H.C. Vos (also a member of NVM BOG).
Valuations are carried out in accordance with NVM, CRMT standards for financing, partition of an estate, succession, division of property and at the court’s request.
Broersma does not do ‘rough valuations’.
For the preparation of a valuation report a fee between 2.20‰ and 0.70‰ is charged, exclusive of VAT. This fee depends on the price category and the complexity of the property to be valued.
Broersma provides an offer with, if so required, a maximum, fixed fee.
5. Consultancy
Broersma Estate Agents Consultancy
Broersma has many years’ experience on the Amsterdam market and the surrounding municipalities. Therefore, Broersma is capable of giving advice on, among other things, the division of property into smaller units, combining property, the development of new premises, (residential) renovation and the selling off in individual/single units.
Consultancy fee
The hourly rate varies between € 175.- up to € 350.- , exclusive of VAT. In case of guidance with the division of a property a fixed rate of € 2.000,-, exclusive of VAT, is charged.
In case of follow-up, a part of the consultancy fee will be deducted from the commission due, if any, that is to be charged for effecting the sale.
